Many people think they can find their own property and do the repairs themselves. They incorrectly budget their time and money and GO BROKE in the process. THEN they blame the real estate market for their failure!
The fact is that most homes that are owned by the bank are not habitable. You CANNOT secure a loan on property that is not fit for living. I'm talking about, mold, rotten wood, no appliances, holes in roofs, bats, rats, broken doors and windows...you name the problem, it might be there.

1) You don't know the market! Platinum Plus homes are always sold BELOW market/appraised value. Most homes are sold 25 to 35 days after acquisition. Our quick turn-around ensures that we do not need to hold excess inventory and therefore you can benefit on price because of our low overhead.
2) You don't know how to ...! Platinum Plus knows that most people are not home repair professionals or construction contractors, so our system lets our professional team do the work for you! YES! That's right! Highly qualified people that do this type of work everyday will be making your home into a masterpiece.
3) I don't like laminate flooring! Admit it! You don't either! Our homes come with custom ceramic tiles and backsplash, hard-wood floors, double pain windows, new carpeting, new cabinets, new appliances...and more. Typically a renovated home just has a fresh coat of paint on it and maybe some minor repairs. A Platinum Plus home is the closest thing to a newly constructed home at a fraction of the cost.
4) Affordable payments! The house price is based on what you can afford – not qualify for. Your home could sell to you for ½ the price your neighbor paid. Do you want a mortgage payment of $1000.00 per month? We work backwards. If $1000 per month is your budget; we do the math in reverse and acquire the property for less. The bank losses -NOT YOU!
5) Saving communities, your health and the environment. I sleep well at night, and so will you and your family. Our Platinum Plus homes are GREEN FRIENDLY. We use bamboo hardwood flooring, energy star appliances, led lighting, and low-e windows to help with energy efficiency. The heating and cooling ducts are completely cleaned and replaced if needed. New filters and fixings ensure a healthy breathable home for your family. And finally, a Platinum Plus home helps the community by improving existing property. You cannot renovate a home for cheaper on your own! We can acquire homes for less than you can because we work on behalf of the bank to renovate and sell property to you. Let's say you find a dilapidated house for $200,000. You may need to put another $50,000 into that home to make it livable; Not to mention the time and energy you will loose. That's $250,000. On that same property, we could approach the asset manager and make it part of our program. We may acquire it for 1/2 price and put the same $50,000 into it. 30 days later its yours for $150,000. In my book - that's much better. Oh and did I mention, it will COST YOU $0 MONEY.
Let me tell you a little something about financing homes. This is the number ONE mistake people make when renovating homes. When you purchase a property, the sales price is considered the value – not the appraised amount. So, if you get a less than perfect property for a low price, that low price will keep you from obtaining more money to repair the property.
Most lenders need a home to be “seasoned” for up to 1 year before they can loan money on a higher appraised value. The inability to refinance can set an entrepreneur back thousands of dollars and stop the project completely. We have come across plenty of properties that look half finished or that have run out of money due to market inexperience. Let us prevent you from tackling a job that might be over your head.
That brings me to Down Payment Assistance. The Platinum Plus program offers the maximum lender allowed contributions to help you fulfill your dream of home ownership. Rebuilding a home from the "studs in".
Existing property doesn't stand a chance when you compare it to our Platinum Plus Homes. Older properties don't hide their faults well and are often easy to repair because they have had time to show their imperfections. We love the sturdy construction and the solid materials that make up most of the home's outer structure...BUT - Why live with 20 year old carpets, grime, and appliances that may be even older? Let me walk you through an actual client scenario.
After months of looking for homes with their Realtor, the Grant family was about to give up on their dream of owning a home. They had put in offers for short-sale homes and foreclosures, but none were ever approved. The process was long and the Realtor had shown 40+ homes; he was equally exhausted.
Luckily, the Realtor had heard about our program. He took the family to see one of our completed homes. They loved it and contacted us.

The Grant’s chose a town home with 4 bedrooms and 2 ½ baths. The home was originally built in 1981.
24 days after the property was acquired the Platinum Plus team completed the renovation of the property including new roof, hardwood floors, new windows, ceramic tile, finished basement, all new appliances and landscaping. 6 days later the Grant’s moved in to their new home.
The final sales price of the home was $155,000. The house appraised for $195,000.
The Grant’s paid $0.00. Platinum plus PAYS FOR ALL down payments and closing costs.

Beautiful Transformation - A Rags to Riches Experience
When I pass an older home or building in shambles, or see a bulldozer knocking down existing property to make room for something new, it makes me a little sad. What a waste. Sometimes it's much better for the community and the environment if we just reuse what we have already produced. These houses have stories to tell and a soul of their own - you might find a kindred house spirit or something about a place that just "speaks" to you..

Jan 2008: How it all started...
I have been involved with the lending industry for the past 10 years and I was approached by a realtor acquaintance of mine wanting...well, money. Anytime someone says to me "Can I speak to you about something in private?" I know they need cash. So I listened and my mind wandered. It was the same old flip-a-house deal that everyone was trying to do and I wasn't interested. He left, but I knew there had to be a better way to deal with existing homes and foreclosures.
The problem with renovating houses is that most people take too long and want too much money!
I struggled with many ideas but it eventually came to me. Why not let the bank take the loss on existing properties and let deserving people purchase them for a reduced price? But they can't live in a condemned property - so fix them and let the bank pay for that too.
I contacted the local banks, the housing and urban development department and tried to get anyone to listen to reason. I did 3-way calls, talked, preached, ranted, sang, and finally sold the idea to my first bank. They let us use one of their homes a "proving ground" and we sold it in 30 days. It was like a snowball going downhill - it just kept getting bigger.
I have been to the land of new homes and it's not that great!
Ok, I admit it! They look nice and I'm a sucker for gadgets.
But-you have no idea about the mounds of potential problems...like: improper concrete mix that makes your home crumble after a year, leaky roof because a novice roofer used the wrong kind of flashing, improper grading of soil that sends water back into your home, fungus problems in the basement (little mushrooms in the carpet) because of high moisture levels, using the wrong size piping in faucets so that your water pressure is next to zero, a lot of leaking due to improper pipe fittings and caulking, contaminated water sources because the wrong type of piping was used, electrical nightmares and so much more.
There is a reason that a builder gives a 1 year warranty, because most problems occur between years 2 and 3. I actually had a friend "lemon-law" a new home. The builder actually refunded their money (after a law suit was filed) and they bought an existing property that was a little more "broken in". New is nice, but unpredictable. My next home will be one that has had a previous test driver and a little mileage.
Q: Do I have to live in a "less desirable" neighborhood to get a home at a low price?
A: NO - YOU CHOOSE THE AREA YOU WANT TO LIVE IN BEFORE WE START THE PROCESS!! And you get to choose the type of home (Single family, Townhouse, Condo, etc).

2- You meet with your Realtor to choose a home type and an area to live
3- We contact our bank asset managers and find your family a matching home
4- You will look at approved homes and choose a home within 24 hours of notice (got to act fast)
5- The Berkley Group takes possession of the property from our banking partners
6- Demolition and reconstruction will occur
7- 25-28 days later you will walk through your new home and imperfections will be repaired
8- 5-10 days later you close on your new home and move in

New $$$ Tax Credit for 1st Time Buyers
***This just changed in 2009 from $7,500 (that you had to pay back) to $8,000 of free money (no pay-back). Did you know that all first time home buyers get a $8,000 tax credit for buying their first home? Probably not – that’s why you’re reading this. What’s the tax credit mean? Let’s say you make $40,000 dollars a year and you have a mortgage payment of $1000 per month. Most of that payment is a tax write-off. After 1 year of payments you would have close to $11,000 in interest deductions, PLUS another $8,0000 in deductions as a first time home buyer. You paid taxes on $40,000 and with the deductions will get back $18,500 worth of taxes that you over-paid. That’s another enormous reason to buy a Platinum Plus Home.

Q: What kind of credit scores do I need to buy a home?

Don't buy a headache!
When you go off on your own and obtain a foreclosed or pre-owned home; you get SOMEONE ELSE’S PROBLEMS. There is a reason you are getting such a “good deal”. There is most likely a catch. If the house was such a great deal, the bank wouldn’t just give it away. The bank knows how much the property is worth and they don’t like to loose money.
